Nach den Plänen des britischen Star-Architekten Nicholas Grimshaw ist unter dem Namen "five boats" ein Bürokomplex entstanden, der geprägt ist von fünf sechsgeschossigen Baukörpern in Schiffsform, die auf einem für Einzelhandel und Gastronomie genutzten Erdgeschoss mit ihrem jeweiligen Bug in Richtung Wasser weisen. Aufzugschächte und Treppenhäuser sind am Heck angeordnet, also auf der weniger attraktiven Seite zur Autobahn A 40 hin. Dadurch haben 90% aller Arbeitsplätze Blick aufs Wasser.
